About Atrium

REIT technology in South Africa is broken. We're here to fix it.

We spent seven years building and integrating digital products for REIT businesses - inside their leasing cycles, collection runs, audits and call centres. The same failures repeated everywhere, regardless of vendor. Atrium is the platform we kept wishing existed, so we built it.

Seven years in the trenches

The pain points we lived through, portfolio after portfolio

Different operators, different vendors, different asset classes - the same six wounds every time.

Truth assembled by hand

Occupancy in one system, arrears in another, the real answer in a spreadsheet that was accurate three days ago. Every board pack a reconciliation project.

Software built for the contract

The lease gets a record. The student, the parent standing surety, the caretaker and the finance clerk get a queue at the office and a shared inbox.

The shadow stack

Every gap in the "system of record" patched with spreadsheets, WhatsApp groups and email folders - until the patches quietly become the real system.

Tenants as line items

Portals nobody logs into twice. Statements on request only. Payment by bank deposit, reference number and hope - then days of unallocated receipts.

Closed systems, dead ends

Legacy vendors with no real APIs. Every integration a paid scoping exercise, every export a CSV, every migration a hostage negotiation.

Audit-time archaeology

Trust balances, FICA packs and POPIA answers reconstructed at year-end from bank exports - instead of maintained by design, every day.

Our thesis

Traditional property software is built for contracts. Atrium is built for the people who live in, pay for, run and own the buildings.

A lease is a document. A portfolio is people - tenants, guarantors, caretakers, clerks, asset managers. When the software serves them well, the contract takes care of itself: rent gets paid, issues get fixed, books stay clean.

How we fix it

An end-user experience-driven platform

One living source of truth

Every property, bed, lease, rand and work order in a single governed data model. Occupancy and arrears become live facts - computed once, trusted everywhere.

Experience-driven for every user

Each person gets a surface designed around them: tenants get an app they actually enjoy, guarantors get transparency, field teams get their day on their phone, operators get calm, fast consoles.

Open by default

API-first from the first migration - every capability ships with its endpoint, webhook and docs. Connect Atrium to your stack today, replace the pieces at your pace. Your data stays yours.

Where Atrium comes from

Built from the inside, not the whiteboard

Atrium wasn't dreamt up at a strategy offsite. It comes out of seven years of shipping digital products for South African REIT businesses - tenant apps bolted onto legacy systems, integrations coaxed out of closed vendors, dashboards fed by exports because nothing exposed an API. We fixed the symptoms long enough to learn the disease.

So we started over. One canonical data model with the ledger at its heart. Compliance - trust accounting, FICA, POPIA - designed into the first schema instead of retrofitted. An API behind every capability as a rule of the codebase, not a roadmap item. And every surface, from the tenant app to the operator console, designed around the person using it - because that is the part the industry kept skipping.

We're building Atrium with real portfolios, shipped to real residences, every sprint. That is the standard: software that pays the rent.
