Invoiced01
Multi-payer by design
Split a single lease across a resident, a guarantor, an employer or a subsidised funder - each with their own share, cap and invoice.
02
Funder caps & shortfalls
Capped funders like NSFAS are modelled natively: the engine bills the funder up to its cap and the balance to the right payer, automatically.
03
Collections that close the loop
Debit orders, instant EFT and cards reconcile back to the ledger, so arrears reflect reality within minutes, not statements.

Features
Key features

Billing
- A billing schedule for the full term is created when the lease is signed, so monthly invoices raise themselves.
- Base rent, parking, utility recoveries and levies set per unit, so each invoice carries only the charges that apply.
- One lease can be paid by the tenant, family and a funder, each with their own share, cap and priority.
- Correct a billing error or apply an agreed concession with a credit note, without deleting the original invoice.
- Interest and penalties calculated from your penalty policy and applied the same way on every account.
Payments
- Tenants pay from their phone and get a receipt for every payment, with the balance updated straight away.
- Tenants sign a mandate once. Batch runs collect on the due date, and returned debits update accounts automatically.
- Import a bank statement and payments match to open invoices. Anything that does not match is flagged for review.
- Short payments are applied to the invoice and the remaining balance stays visible, with no manual allocation.
- Overpayments refunded to the tenant's bank account, with the ledger corrected in the same step.
Arrears and deposits
- Balances aged by 30, 60, 90 and 120+ days, so collectors start each day with the accounts most at risk.
- Escalating payment reminders go out at the intervals you set, and tenants see overdue amounts in the app.
- Agree an instalment plan, pause reminders while it is honoured and keep the full balance in view.
- Guarantors are told as soon as the tenant they back falls behind, with the amount owed and how to pay.
- Deposits held apart from operating cash from signing to refund, then returned net of agreed deductions.
Fully API-exposed. Like every Atrium capability, Billing & Collections ships with versioned endpoints, webhook events and OpenAPI docs - so it plugs into your stack, your warehouse and your AI.

Accounting & Trust
Every charge, payment and allocation lands in a double-sided operational ledger - with trust accounting, statements and owner payouts designed in from the first schema, not bolted on.
Leasing & Applications
Run the full admissions funnel - apply, vet, allocate, sign - as one digital flow, with guarantors, funders and documents handled as first-class citizens.
Resident Experience
Digital-native residents expect to pay, report and hear from you on their phone. Atrium ships a genuinely good resident app - payments, maintenance, comms and community in one place.
FAQ
Billing & Collections - common questions
NSFAS is modelled as a capped institutional funder: the billing run bills NSFAS up to its cap, cascades the balance to the next payer automatically, and reconciles bulk remittances against expected billing - surpluses, shortfalls and disputes made explicit.
